Does Barrington Have Any Vacant Lots For Sale?
At the height of real estate in Barrington we had about 100 vacant lots for sale at any time. That has now crept up to over 180. Prices have come down and values of vacant land in Barrington seem to have taken a harder hit than homes. So if you are considering searching for a lot on which to build a dream home there are plenty to choose from.
In the village you'll fine lost that are on average a quarter acre. There are not too many and you'll need to be sure you can build the home you want. In the other villages sizes range from a quarter acre to 40 acres. Another option is to look for properties that are not liveable and need to be torn down. This might offer a lot that has more established landscaping much of which could be preserved.
Any contract to buy land should be contingent upon your establishing that the soil will support your new improvements. You'll need to carry out your due diligence by way of soil tests and others before you commit to closing. You'll need to approach the village to see if your project is likely to be approved. There will be some restrictions that will prevent you from even considering a lot. i.e. do not buy a 1 acre lot and expect to be able to build an equestrian indoor arena. All the villages have different regulations and guidleines.
Financing for lots is available but is usually a short term loan. Some lenders have offered a one time close to buy your lot and build your home, other provide a loan to buy the lot, another to finance your build and then at completion will combine the loans.
