Lake Barrington Shores Real Estate - The Waterfront Condos and Town Homes Community

Lake Barrington Shores real estate is open to all buyers, young to old. It often gets considered as an active adult community because of it's facilities but it is not a dedicated over 55 community at all. The demographics are about as wide as anywhere else, from first time buyers, through families to retirees. Buyers are attracted to the lifestyle here and residents stay for the same reason, as well as the gated complex and added security this brings. The school buses even come inside to collect children.

A unique subdivision in the entire Barrington area, it comprises condos, town homes and duplexes, situated around "Lake Barrington" with a golf course and clubhouse. There are 1317 units; 1 bathroom condos with prices around $120,000, all the way up to large townhomes with 4 bedrooms , 4 bathrooms over 4000 square feet with prices in the $400,000's. Many homes have decks, patios and even gated courtyards if you want your own little garden area. Styling of these units is uniform with neutral cedar siding.

There is one Master Home Owners Association and 13 individual associations. Rules are not all the same and monthly assessment fees vary quite a lot. Buyers are always encouraged to consider the financial health of any HOA alongside the monthly cost, and benefits. I have seen monthly amounts between $250 and $600 a month.

Lake Barrington Shores allows fishing, rowing, sailing and kayaking on the lake but no powered vehicles. There is a walking path around the lake, play golf on the members only course, there are tennis courts, swimming pools and more. This community is a lifestyle community where you can get away from the stresses of life and enjoy the peaceful surroundings or take part in some of the activities.

To give you an idea of size Lake Barrington Shores occupies 512 acres, the lake is a mile long, the golf course is a full size 18 hole challenge with a par rating of 71, there are 33 acres of forest preserve and 13,000 trees planted.

Looking for investment property or rentals in Lake Barrington Shores? Many of the associations here require owners to live in the property prior to being able to rent it out. There may be other restrictions that prevent you from renting out your unit. So please if this is something you want to do, be sure to check the byelaws of the association for the unit you are interested in, before you start making offers. 

Lake Barrington Shores is also considered as a choice for snowbirds. Local to Illinois they want a home here for the summer, but disappear during the colder months to warmer climates in the south. The added security of the gated and fully fenced community makes sense if you are thinking of leaving for extended periods.
