Lead Based Paint-What is it and why so home sellers and buyers need to worry about it?

Lead based paint may be present in any home built prior to 1978. It is a known carcinogenic and particularly dangerous to very young children because they crawl around the floor and are notorious for picking up little things and putting them in their mouths.

Lead based paint, chips and flakes, and therefore falls to the gound-just where those inquisitive minds and mouths are. As sellers you are required to complete a Lead Based Pint Disclosure, Buyers must read and sign the disclosure but also have the right to carry out a risk assessment or inspection for the presence of lead based paint.

Remember the magic date here is 1978. Any property built prior to this date requires your agent to provide you with a pamphlet about the paint so you can make educated decisions. Here is one you can download in pdf format.
