Home Inspectors

As a home buyer an important and highly recommended part of your purchase is the home inspection. As a buyer you are entitled to carry out whatever inspections or tests you want on the property you have decided to buy. You can have a Radon test, Mold tests, general home inspection, structural inspection, termite inspection, for vacant land you want to build on soil portability tests, septic feasability inspection and so on.

Once you and the seller have agreed the terms of your sale the inspection period begins. You have 5 business days in which to carry out your tests and another 5 business days in which you and the seller agree to repairs, credits or re-tests. This sounds simple but rarely does it work this quick. It is common for the second period of 5 days to be extended by attorneys until agreement is reached. If agreement cannot be reached then your attorney has the right to cancel the contract on your behalf.

That said be aware that issues that cause contracts to be canceled should not be of minor significance. For example if there are minor items of repair or general maintenance needed this should be expected as part of the buying experience. None of us know every little item in our property that might need fixing. In fact some of the bigger items can come as a complete shock to a seller.
