Real estate listed for sale requires the seller to complete some mandatory disclosures which must be made available to a buyer wishing to make an offer.
There are 4 disclosures as follows:
- Residential property disclosure
- Mold-Not Manadatory
- Lead Based Paint
- Radon
The only exclusion to this is when a property is owned by and being sold by a lender as a foreclosed property. Regardless of who the seller is a buy is always best advised to have inspections. The choice of which inspections can be determined by a buyer based on the information contained in the disclosures.
As a Realtor I can never recommend any one inspector over another, I always encourage you to talk with several and make informed choices.
