Home Inspections

Without hesitation any buyer should have a professional home inspection carried out before they buy a home. But what about sellers? I am sure many will say, but the buyer will get one why should I bother? 

Well with the marketing time we are experiencing right now, you may well wait 10 or more months to get an offer to purchase your home. You breathe a huge sigh of relief and start making plans to move. 3 days later your prospective buyer has his own inspection, and a number of issues are raised by the home inspector. So much so the buyer now decides these issues are going to cost him too much, or are too big for his comfort level, and he has decided to look elsewhere for a 'better' home. Your buyer is gone and you are back to square one.

Now if you had a home inspection done before you listed, you would have known about the issues, would be advised to take care of them, and your buyer would likely have proceeded.

After all even if he had proceeded, you were likely going to have to get it all fixed anyway, or negotiate a credit to the buyer. So take the pro-active approach, find out up front what problems your home may have, take care of them, then list with confidence.

Remember also the real estate agents often get blamed for deals falling through following home inspections. This is not fair and can be very hard on us at times.

Current marketing time for Barrington homes of all sizes, shapes and prices is..............238 days. Which translates into the fact that we have just under 8 months of inventory to sell.
