On the west side of Concord Village Lake Zurich IL - Homes are town homes and ranch villas. I remember showing these units when I first started in real estate and it was awful trying to locate a unit as there was no numbering signs - today it is much easier.

Activity in Lake Barrington Shores continues at a steady pace. The was only one closing in January of a unit listed at $269,900 and sold for $260,000 which represented a sale at 96% of the asking price. The seller held to their original asking price and sold the unit in 224 days.

During January 8 new condos and town homes were listed for sale in Lake Barrington Shores bringing the total available homes for sale to 49. Current prices range from $167,000 to $475,000.

During the last 6 months the average marketing time for all Lake Barrington Shores Real Estate listings has been 211 days. The average final list price to sale price ratio was 95% which is what we would expect. However the average sale to original list price ratio was 89%, sellers still had to bring prices down before they got a sale.

Savannah Trail Lake Barrington - The Early Coyote Catches the Vole

In Lake Barrington we have had snow on the ground now for almost a month a with another 8 to 12 inches due tomorrow the local Coyotes are hunting a little harder. The back of my property in Savannah Trail backs up to conservation area and Flint Creek. The subdivision has only been here 9 years, prior to that is was literally a Savannah of grass. It has taken a while for wildlife to come to the back door but as our trees and landscaping matures every year we see more.

Just 2 days ago whilst munching on my own breakfast I spotted a Coyote in my neighbors yard and apparently it was his breakfast time too. I stopped to look as my neighbor has a dog and I wanted to be sure he was OK. In fact he wasn't out so the Coyotes were free to hunt.

He looked very calm but no doubt was all ears! He moved away from my house a little and stood still again. And then pounce, he attacked what he could hear under the snow.

Strike one - you can just see he is eating his breakfast. It appeared to me to be a vole.

Shortly after that kill, he made another. Once he had finished he sauntered off, with 2 more Coyotes following him. It is usual to hear these guys howl at night, and often in the evening in the summer you'll spot them running through the conservation behind Savannah and even come through the subdivision. This is the closest I have seen them to the houses in daylight, even though we were still in the break of dawn.

I guess they were here before these homes were!

Barrington Hills is considered the area that offers the most horse property in The Barrington Area.

If you are looking for a property or home that has enough land and zoned for horses then Barrington Hills is likely going to offer you the most choice. Most of the lots in Barrington Hills are at least 5 acres and many of them will have sand arenas if the land has been used to accommodate a horse. If you need an indoor arena then the choices are going to be more limited.

I recently showed a Barrington Hills property to a potential buyer that has a wonderful indoor arena and it was obvious that the accommodation for the horses was of paramount importance, much more so that the house for the family. That said a buyer will only consider a home if it works for the families needs as well - so sometimes you may have to wait to get the right piece of property for horse and human members of the family.

Barrington Hills Village will not permit anyone to build an indoor arena on a Barrington Hills property. A 5 acre lot is not enough for you to get a permit. If you have 10 or more acres then you are more likely to get approval for an indoor arena in Barrington Hills Illinois.

There are currently 40 vacant lots for sale in Barrington Hills Illinois ranging in size from 1 acre to 25 acres. The average lot size in Barrington Hills is 5 acres and Barrington Hills is sought after by horse owners as well as buyers looking for their piece of quiet in the countryside.

The lowest priced lot os $49,000 for a 1 acre lot - and yes this is very cheap but that lot is partially in a flood plain and will not appeal to very many buyers. The remaining lots start at $400,000 for a 5 acre parcel in Spring Creek Hills and a maximum of $2,849,000 for a 12 acre parcel on Old Sutton Road.

Add to this all the decorating you want to do, perhaps new furniture, a new bathroom, a new roof and the list becomes endless.

If you maxed out on the mortgage something else is going to have to give to be able to keep up - at some time in the future you will want to sell - and if your home is not maintained or kept up to date it will affect your bottom line. My advice - get the numbers - get a notebook - look at income in and new outgoings and see if you are happy with what is left every month - be honest about your outgoings - your social life is important to your well being!

First let me tell you I cannot give you the answer about how living near power lines will or will not affect your health or your children's health. I am not a Doctor or a Scientist. There are however plenty of articles online some of which talk about:

Children and Leukemia
How Much EMF is Too Much
How Close is Too Close

I have to assume that the closer you are to them, if there are side effects then you will be more prone to those side effects.

South Barrington Illinois is located in Cook County IL and has a land area of about 6.5 square miles- it was incorporated as a village in 1960. There were about 1200 residential homes in the year 2000 with on average 30 new property permits issued every year with a peak in 2006 of 118.
